Zoning & Development

The land is currently zoned RU4 (Primary Production Small Lots). Any references to future rezoning, subdivision, or development are speculative and subject to government approval processes that are outside the control of Bringelly Birds Pty Ltd. Timelines mentioned are estimates only.

Unexpected Variations

The final product of the land project may differ from initial plans. Local city council, state planning department, and development overlays may lead to adjustments. To allow for common infrastructure (roads, parks, drainage, setbacks), individual land allocations may be reduced by approximately 10-20% from the purchased share size. All participants must accept this variation.

Risk Disclosure

As an ordinary shareholder, you are not associated with the profit, loss, or liabilities of the company up until project maturity. If the project does not settle in 42 months, the full amount paid will be refunded within 13 weeks of written notification. The company will not take bank loans, minimising the risk of debt. However, due to insufficient funds, the company may not proceed with the project.

Dispute Resolution

Disputes will be resolved through mediation (up to three attempts). Unresolved issues will proceed to a vote where 60% majority determines the outcome. All shareholders will be notified to participate in voting.
